Atlas of recent and current projects in the Greater Paris - Grand Paris -

38 initiated projects and 48 potential sites are listed in the atlas, giving an overview of the dynamics of sites being set-up and the ongoing changes in organisational models in this sector which is facing many transformations.

In 2022, Apur listed 1,046 sites accommodating logistics activities, which represent over 4,437,646 m² in Grand Paris Metropolis (cf. the study on logistics real estate in Grand Paris).

As a very real urban service for people, shops and businesses, logistics is today faced with the increasing scarcity of land in densely urbanised zones diminishing its availability, the context of the property markets slowing-down, the land cover initiative ZAN (Zero Net Artificialization) which limits construction on natural and agricultural land and the gradual implementation of the ZFE-m (Metropolitan Low Emission Zone) banning the use of certain motor vehicles in densely populated areas. These changes are leading to a reorganisation of logistics networks. 
These numerous factors highlight the need to develop innovative forms of logistics premises, both in terms of optimising built-up areas as well as integrating these spaces into their environment.

In 2023, Apur identified 38 new, logistics site projects already underway in Grand Paris Metropolis representing 1,004,500 m² and 48 potential sites for establishing logistics activities. These projects are being developed in various different environmental fabrics, as much in already established logistics zones  as in areas where there were previously no logistics premises, thereby reinforcing a more finely meshed network.

The atlas of actual and prospective projects highlights the different trends in logistics real estate in Grand Paris, giving details of each ongoing project. 
In dense urban areas, several logistics projects are set up on disused premises, such as carparks,  car dealer sites, garages and service stations, in the context of the decrease in motorised households in Grand Paris. These spaces previously dedicated to motor vehicles, have technical characteristics which are compatible with the implementation of logistics activities. Other disused spaces, such as industrial or commercial wasteland are being redeveloped and converted for logistics uses. A large-scale site, the former PSA factory in Aulnay-sous-Bois, is an example of the redevelopment of one such premises in Grand Paris. 

On another scale, the activity of logistics is increasingly integrated into development operations. A number of ZAC  (urban development zone) and urban projects include urban logistics spaces in their mixed programmes to meet the needs of a neighbourhood, alongside tertiary activities, productive businesses, facilities and housing. The state of play of logistics activities integrated into the overall urban project can be seen through the portraits of projects underway.

Finally, in the light of the various transformations affecting the sector, several players are changing their logistics models, favouring a modal shift, be it by river, rail or cycle. This could bring about the restructuring of land used, a geographical repositioning or even new scales of logistics premises: what are the repercussions and how can those working in logistics adapt to them ?
