15,000 hectares of the metropolis are occupied by urban fabrics of individual, detached housing, which represent 18% of its total surface area. The 416,500 detached houses in Grand Paris vary enormously from one area or municipality to another.
1.16 million inhabitants live in these houses. Families, retired people, artisans, tradespeople and retailers are over-represented. However, as people move house, the social characteristics of occupants are changing significantly as newcomers move in who have more well-to-do profiles than the previous householders.
Faced with climate change, the detached housing urban fabric, characterised by permeable ground surfaces that are less mineral than in other metropolitan urban fabrics, can play a specific role in Grand Paris’ adaptation to periods of heatwaves, heavy rainfall, longer droughts and the disappearance of biodiversity.

In 2023, the Agency explored these metropolitan fabrics in order to understand their evolution and transformation over the past ten years and to reflect on their future while preserving their local qualities.
